Oakridge can provide industrial and commercial property for lease or purchase at the Oakridge Industrial Park. The park is located east of Oakridge on east-west State Highway 58, 36 miles east of Interstate 5 in a beautiful mountain setting with spacious open space.

The City will provide guidance and assistance in obtaining permits to get operations underway, in obtaining financial assistance, in workforce training and in obtaining tax incentives.

The park received Industrial Site Certification meeting the criteria set forth by the Governor’s Economic Revitalization Team under the authority of ORS 284.565 & 285B.283. Two Non Contiguous Development Acreages consisting of lots under the North NCDA of 37.26 acres and South NCDA of 26.54 are available in whole or individual lots at a not-to-exceed sale price of $30,000 per acre plus any existing site improvements such as structures or concrete slabs. Recertification for inconsequential updates required from the original certification expiration date of December 2009 is in process. The site is determined to be ready for commencement of improvements in not more than six months after a business firm effectively takes steps to acquire the land and to build and operate at the site, consistent with one of eight standardized industry – type profiles. The profiles for the site are:

Oakridge Industrial Park Properties

The City owns the Oakridge Industrial Park, 64 developable acres in 24 lots ranging in size from 1 acre to 9 acres. The OIP has potential rail access and excellent truck accessibility along Highway 58 a major route from the Willamette Valley to central and eastern Oregon and northern California. A cell tower with Verizon and AT&T services is located within the OIP. For trucking interests, the City maintains a truck scale near the entrance to the OIP. The Oregon Department of Environmental Quality has issued “No Further Actions” required in regard to hazardous waste cleanup of any of the available lots.

For people interested in purchasing a lot in the Oakridge Industrial Park (OIP), the following are the steps to get that done.

Policies For The Sale Of Property In The Oakridge Industrial Park

The following concerns must be explored with the sale of any lot(s) within the OIP:

  1. Should the City sell or lease the property?
  2. Does the sale require constructing a building for the prospective buyer?
  3. What is the Community impact?
    • How many jobs will be created?
    • Will the jobs be local or imported?
    • Are there environmental concerns?
  4. Will the City be required to finance the lot purchase? (Are we in competition with commercial lenders?)
  5. What are the company’s plans for the property?
    • Is there a timeline for development that is acceptable to the City?
    • Can a memorandum of understanding (MOU) be developed between the City and the buyer?
  6. Is the company financially stable? (Financial statements of the new business must be provided to the City before approval by the Council.)

Any prospective buyer will be examined on a case by case basis.

Steps in the Process

  1. Potential recruitments will be fielded by the City Administrator.
  2. The City Administrator will work with the Oakridge Economic Development Advisory Committee (OEDAC) to answer the questions and any concerns generated by the answers.
  3. Council members may be invited to the OEDAC meetings to discuss potential recruitments.
  4. When a proposal from a buyer is received, OEDAC will offer any concerns to the City Administrator who will take the offer and the concerns to the Council in Executive Session.
  5. If a proposal is accepted, the City Council must approve in open session.
  6. After Council approval, the City Administration will work with the City Attorney for the actual process of sale.
