Oakridge can provide industrial and commercial property for lease or purchase at the John Milandin Oakridge Industrial Park (OIP).  The park is located east of Oakridge on State Highway 58, just 35 miles east of Interstate 5, in a beautiful mountain setting with generous open space.

The City of Oakridge will provide guidance in obtaining permits to get operations underway, workforce training, and obtaining tax incentives.  The entire city of Oakridge has been designated an "Enterprise Zone."

The park received Industrial Site Certification meeting the criteria set forth by the Governor’s Economic Revitalization Team under the authority of ORS 284.565 & 285B.283, and the Oregon Department of Environmental Quality (DEQ) has issued “No Further Action” letters, certifying that all environmental clean-up has been done and the sites are ready for development.

John Milandin Oakridge Industrial Park Details

Over 250 acres divided into 39 lots, ranging in size from 1-9 acres.  There are currently 14 available lots (35 acres) for sale or lease.  The OIP has potential rail access and excellent truck accessibility along Oregon State Highway 58, a major transportation route between Eugene and Bend.  Oakridge is located 35 miles from Eugene (45 miles from the Eugene Airport).

Policies for the Sale of Property in the Oakridge Industrial Park

The following concerns must be explored with the sale of any lot(s) within the OIP, and could take up to 3 months:

  • Should the City sell or lease the property?
  • Does the sale require constructing a building for the prospective buyer?
  • What is the Community impact?
  • How many jobs will potentially be created?
  • Are there environmental concerns?
  • Will the City be required to finance the lot purchase? (In rare instances, the City may be willing to finance/carry the loan)
  • What are the company’s plans for the property (a business plan is required)?
  • Is there a timeline for development that is acceptable to the City?
  • Is the company financially stable? (Financial statements and/or business plans may be requested by the City before the sale can be approved by City Council.)
  • All prospective buyers are examined on a case-by-case basis by the Oakridge Economic Development Committee (OEDAC) and the Oakridge City Council.

Steps in the Process

  • The City Administrator will work with the Oakridge Economic Development Advisory Committee (OEDAC) to review the potential buyer's offer and business plan in an Executive Session (non-public meeting).
  • The OEDAC will then make a recommendation to the Oakridge City Council regarding the buyer's offer.
  • The Oakridge City Council will then review the buyer's offer and the OEDAC recommendation during an Executive Session (non-public meeting).
  • For a proposal to be accepted, the City Council must approve the deal in open public session during a City Council meeting.
  • After Council approval, the City Administrator will work with the City Attorney and Realtor of Record to prepare the Sales Agreement and process the sale.
  • The city will then forward the Sales Agreement to the USDA, which must also review and concur with the sale (the sale must "create jobs" and not create environmental problems for USDA approval).
