Oakridge can provide industrial and commercial property for lease or purchase at the Oakridge Industrial Park (OIP).  The park is located east of Oakridge on State Highway 58, just 35 miles east of Interstate 5, in a beautiful mountain setting with generous open space.

The City of Oakridge will provide guidance in obtaining permits to get operations underway, workforce training, and obtaining tax incentives.  The entire city of Oakridge has been designated an "Enterprise Zone."

The park received Industrial Site Certification meeting the criteria set forth by the Governor’s Economic Revitalization Team under the authority of ORS 284.565 & 285B.283, and the Oregon Department of Environmental Quality (DEQ) has issued “No Further Action” letters, certifying that all environmental clean-up has been done and the sites are ready for development.

Oakridge Industrial Park Details

Over 250 acres divided into 39 lots, ranging in size from 1-9 acres.  There are currently 14 available lots (35 acres) for sale or lease.  The OIP has potential rail access and excellent truck accessibility along Oregon State Highway 58, a major transportation route between Eugene and Bend.  Oakridge is located 35 miles from Eugene (45 miles from the Eugene Airport).

Policies for the Sale of Property in the Oakridge Industrial Park

The following concerns must be explored with the sale of any lot(s) within the OIP:

  • Should the City sell or lease the property?
  • Does the sale require constructing a building for the prospective buyer?
  • What is the Community impact?
  • How many jobs will be created?
  • Will the jobs be local or imported?
  • Are there environmental concerns?
  • Will the City be required to finance the lot purchase? (Are we in competition with commercial lenders?)
  • What are the company’s plans for the property?
  • Is there a timeline for development that is acceptable to the City?
  • Can a memorandum of understanding (MOU) be developed between the City and the buyer?
  • Is the company financially stable? (Financial statements of the new business must be provided to the City before approval by the Council.)
  • Any prospective buyer will be examined on a case by case basis.

Steps in the Process

  • Potential businesses inquiries can be fielded by the City Administrator (541-782-2258) or the city's Realtor of Record, Joy Kingsbury Real Estate (541-782-3160).
  • The City Administrator will work with the Oakridge Economic Development Advisory Committee (OEDAC) to answer the questions as they arise.
  • When a proposal from a buyer is received, OEDAC will offer any concerns to the City Administrator who will take the offer and the concerns to the City Council in Executive Session.
  • For a proposal to be accepted the City Council must approve in open session.
  • After Council approval, the City Administration will work with the City Attorney and Realtor of Record for the actual process of sale.
  • The USDA must concur with the sale.
